By carefully following the steps outlined in the pre-construction process we now have a complete set of construction documents that specify exactly how your new home is to be built. We are ready to begin construction! Our education and experience in construction project management help this stage go smoothly. We are your advocate during all phases of construction. We have developed a complete set of management tools that enable us to track and communicate all necessary information to ensure that your home is built quickly and economically according to the plans and specifications. FINANCIAL RESPONSIBILITY As we begin construction we will issue written purchase orders, work orders and subcontractor agreements. These documents will include the final specifications and will lock in the costs. We make sure each subcontractor has the required insurance coverage. We will prepare monthly draw requests and will do a thorough review of each invoice to make sure it matches the purchase orders and subcontractor agreements, and that the appropriate amount has been invoiced based on actual work completed. We will also provide you with monthly job cost reports which ensure that the project stays on track with the budget. WARRANTY Image Homes is a part of the ProHome Colorado homebuilder’s warranty system. Warranty requests are documented and handled through our online management system so all requests can be communicated with the appropriate team members and trade partners. An optional ProHome Colorado warranty program is also available that can include 24-hour emergency service (especially helpful for vacation and second homes) and additional extended two-year and four-year warranty programs. |
